I will guide you through the design phase to make the process simple for you or your contractor, ensuring easy navigation of your local building department’s permitting requirements.

I have extensive knowledge of today’s decking and railing products and remain an authority on the Residential Building Code.

BASIC - $325.00
This package is for conceptual design and guiding you through the design process. It includes 3D project renderings and a floor plan with dimensions, as well as two revisions (2) at no additional cost. These revisions help refine a design that works for you and typically meet the requirements for HOA submittals and approval.

TECHNICAL - $575.00
This package includes everything offered in the “Basic” Design, plus complete framing plans, elevations, and construction details required for submission to your building department for permit approval. It also comes with two (2) complimentary revisions, should your plans examiner request additional details or information.​

ENGINEERED - $1425.00
(PRICE GUARANTEED IN COLORADO & TEXAS ONLY)
This package is essentially the “Technical” Design package, enhanced with the guaranteed approval, seal, and digital signature of our engineering partner. It also includes unlimited revisions and any additional details required for approval by our engineer, at no extra cost.​

ADD-ON’S - $250.00

This cost is added to our “Technical & Engineered” products for any additional design elements, such as upper-level decks, patio covers, pergolas, or other structures included in the project.
